  • Target Areas: NC, SC, South Florida (Tampa, Miami & Sarasota) & Cincinnati, OH
  • Tier 1 or 2 Cities / A or B Areas
  • 50-200 Units (Sweet spot is $3.5m to $10m)
  • Rents are under market by $200/mo/u or more.
  • Preferably 80% Occupied or Better

We Need The Following Documents:
  • T-12
    T12 (trailing 12 months) refers to a financial report that summarizes the income and expenses of a property for the preceding 12 months. It’s a common way for investors and lenders to evaluate a property’s financial performance and make informed decisions. T12 is used to calculate key metrics like Net Operating Income (NOI), which is a crucial indicator of a property’s profitability.
  • OM
    An offering memorandum (OM) in real estate, also known as a private placement memorandum (PPM) or investment memorandum, is a detailed document used to introduce a property or investment opportunity to potential investors. It provides a comprehensive overview of the property, its financial performance, and the investment opportunity, including key details like property details, financial analysis, market analysis, and legal information.
